The next interesting property is again a building that many of you have probably walked by. I have.

This one is located in Yokohama and is almost next to one of the 'mon' in Chinatown.

The price is of course high which reflects not only the size of the condo, but the location,the view and the fact that it is a penthouse type unit. As far as location in a big city, you couldn't ask for more. Right next to Chinatown in Yokohama, the building is very close to a subway station, Yamashita Park , and the Motomachi Shopping area.

The cost is 15,000万円 and the fees are:

管理費等 33,470円
修繕積立金 18,560円

And of course with the condo having a rooftop terrace, they have to hit you with a fee for that as well, but in this case it is only ( ルーフバルコニー使用料:)1,200円.

So for that price you get a reasonable 3SLDK with some 123.70m² of space and a nice rooftop terrace which you can sit at outside, have a nice meal, and watch the Bay Bridge and some city lights at night. And again as usual with many of these condos, you only get one toilet.

Funny thing is that I was using Google translate to view the page in English, and sometimes Google translate goofs up the price of the homes. So the house was showing as costing 1,000,000 Yen instead of the actual price, which is 10,000,000 Yen. A big difference! Anyway, the house and property are gorgeous, and are still dirt cheap compared to what something like that would cost in Southern California (where is would probably be $10 million USD and not 10 million Yen). If someone could handle small island life, I think this house would be a keeper!
I would have loved to have been fully flexible in choosing a place to buy. There are so many great locations - I saw a bunch at one of the real estate agent sites specialising in rural properties in Kyushu.

Well another day of rain, clouds, and cool temps in Melbourne or in other words, a perfect Melbourne winter day!! What is this rain for 13 of the past 14 days? Maybe we’ll get some sun in a few days and get some benefit from the solar electric and solar hot water system on the roof.

So a few interesting (strange?) properties from the RE listings in Sapporo. Each one has something that makes the property stand out, well at least to me!

First up is 3LDK mansion with some 119 square meters of space priced at a relatively high 3,380万円 yen. The fees are 10,200円 for the 管理費等and 19,282円 for the 修繕積立金which makes a pretty good chunk of change along with a bill of 10,000 yen a month for parking despite being out in the ‘sticks’. Close transport is lacking with the closest being the Sapporo shiden.

What makes this property ‘interesting’ is the fact that not only do you get a roof balcony, but what is shown as a ‘terrace balcony’ as well even though it is on the same level as the roof balcony. Two huge areas of outdoor space (total area 118.41m²) and unfortunately from what I can see in the photos, not much of view from either. So the outdoor areas are about as big as the indoor living areas!!

So I guess one could set up a huge rooftop garden to grow a lot of vegetables, if allowed. I couldn’t see any additional fees specified in the listing for the use of the two areas either so I would hope that it is included in the above fees.

Wonder how much snow accumulates on them in winter though?

Next up is a style that reminds me of a lot of houses (row houses) that one can see in parts of Yokohama.

This one is a 4LDK with some 121.09m²(壁芯)of space and a price tag of 2,180万円. The fees are a relatively cheap 管理費等 at 10,100円 and 修繕積立金 at 5,480円.

What is unusual about this property is the fact that it is a four floor mansion. The fourth floor is type of flat area, but has walls on two sides. There is a view from this area though, but not much to see.

The building itself is plopped down in what appears to be a concreted area so that it is totally lacking in any green amenities or areas like the above property. Again transport is lacking as well.

I couldn’t ever see myself living in a property like this with having to go up and down the stairs as well as living in a narrow space. The lack of green is also a total negative.

Last one for today is also similar to the previous one in that it a four floor mansion, but the complex is better laid out and has some green around it.

This is a 4LDK with an area of 130.58m² has a price of 3,100万円. And fees of 9,794円 for the 管理費等 and 15,260円 for 修繕積立金.

The complex has only 18 units in it and unlike many others this one allows up to two pets per unit with approval.

The unit has a very unusual shape and again has the problem being narrow and of going up and down stairs, but at least it has two toilets – one on the first floor and another on what is labelled “PH”.

In addition to the roof terrace on the fourth floor (size unknown) and normal balconies there is also a patio and small garden area off the first floor. (No photos of these areas though.)

Parking is stated to cost only 2000 yen per month which is a real bargain.

The nearest public transport is the Sapporo shiden which is an eight minute walk from the complex.

And for those that are interested, this building complex also has some interesting ‘zoning’ which may be of some concern:

So while I think this property is much better than the previous one, but again, I’ll pass.

Well yesterday we had the most beautiful weather in Melbourne: sunny and a top of 18C. Not bad for an early winter day. However, today is back to the norm: cloudy, windy (Forecast were for 100kph!!), and rain.

Take that Japanese expression "san kan shi on" and change it to "ten days of crap and one day of nice weather" for Melbourne in winter. The leaves finally came off the Stella cherry trees, but the Pink lady apple trees still has all its leaves. Soon all the leaves will be off and then the job of raking leaves will be done for another year.

So how about a nice house located near the beach?

This one is from Kamogawa in Chiba Prefecture. In some ways it is similar to the other 'resort' type house in that it has a nice yard, but is much smaller in area and price too. Nice views though.

So for 4,980万円 you'll get a nice 3LDK house of some 144.99㎡ in area which is a little small on a decent sized lot of 837.35㎡. I guess that you are paying for the location and views. It looks like it might be high enough to escape a tsunami.............maybe.

One problem that the house may have is that in the photos you can see some power lines behind the house. I can't really tell how close they are, but that may put off some people depending on the actual distance to the house. Too close isn't good!!

There is a station located 1200 meters away so there is that, but with less than 100 people using the station recently it gives you an idea that not much activity goes on around there. The station is 'only' 120 kilometers from Chiba Station next to the end of the line at Ama-kamogawa.

It is often interesting to see where houses and apartment buildings are actually built. Across the road and up the hill from where we live are a bunch of 'luxury' homes on lots of about 1 acre in size. Beautiful night views, but the land is so steep that it basically useless for anything. If you got drunk and fell off the porch you'd probably roll down the hill and into the next house's yard. The people spent around A$1 million for the land and then another bundle for earthworks and to build the house.

There is one listed for sale at A$3 million now and it will be interesting to see if it sells and how long it takes. The land used to be used for grazing cows before it was subdivided into those one-acre lots.

Anyway, for those that like 'heights' here is a building in Yokohama that has outstanding views............

The unit is on the 12th floor and is a 4LDK with a living space of some 100.06m and a two balconies with an area of 13.49m². The price is 3,580万円 which I guess isn't bad for a mansion that size in Yokohama. The fees are:

管理費等 15,800円
修繕積立金 13,800円
駐車場 16,000円/月

So parking is a huge amount. Pets might be able to be kept..............

Transport is located 12 minutes walk to Bandobashi Station on the Blue Line.

Well I was checking the sold real estate listing for our area yesterday and that 'luxury' house that was listed for A$3 million was marked as sold which means someone plunked down cash for it...........

The buyer also had to fork out some A$140,000 in stamp duty (inshizei would be the equivalent) to the state on the purchase.

The price was A$2.55 million so they didn't get what it was listed at. The property history shows that the land was purchased for around the $500,000 area in January 2010. Currently land there is listed for around $1 million.

The house area was shown as 83 squares or about 830 square meters or 8300 square feet.

So I wonder how much they made.................

Anyway I have a couple of properties in Japan to put up over the weekend.

First up today is a house in Chiba, but this time on the 'other side of the Peninsula'. Most of the properties have been from the 'wild side', but this on is from the Tokyo facing side or on the Uchibo line area.

The house has been for sale for a while - months and months for some reason. The house I guess attempts to convey a Spanish or US southwest type design and color scheme. It is a decent sized 4SLDK with 214 square meters of area on a good sized block of 1067 square meters.

The price seems to be a reasonable 2,980万円.

The house appears to be in pretty good shape from the photos too. Looking at a satellite photo of the area it shows a big parking lot to the left side of the house and then the Shioiri River and then across from that the Tateyama Hospital. If you look at the sat photo and move to the NE about 250 meters you can see a small solar farm. Going the other way there is a big park, Shiroyama Park, Tateyama Shrine, and the Tateyama City Museum.

Transport is the Tateyama Station located 19 minutes from the house.

I am not familiar at all with the area and haven't been to this part of Chiba so I really don't much about the weather, transport, or facilities.

So I wonder why the house hasn't sold....................any ideas?

This is a similar sized house to the previous one with 216 square meters of area on a 1140 square meter block, but this one is a 8DK.

The price is 3,100万円.

From the outside the house looks nice, but thee isn't one photo of the inside so who knows about that. The yard appears to nice and flat with grass.

Transport is located only a short distance away - only 850 meters to Mobara Station.
