I put all these costs into my mortgage and it was easy to do. I used a small, local bank.
Really? I'm assuming you have PR though. I don't have PR yet so that narrows down my bank options....

How did the loan work, though? When the taxes came through how did you pay that money from the mortgage?
Yes, I had/have PR.
I payed out of pocket in cash the 500,000 yen or so total cost of the fees. Then I increased my mortgage amount by 500,000 yen. So I took out the mortgage for 13.5m, paid for the house which was 13m, then paid myself back the remaining 500,000 yen.
